The inclusion of new shopping and bar/café provision in the Vaux site will contribute to the mixed use character of the area. This will provide vital services for the new residential and business communities on the site and reinforce existing provision within Sunderland.

While the Vaux site lies outside the retail core of the City Centre , new provision here will be carefully balanced with the need to direct major retail growth to the retail core. The scale of individual units will be modest and will ensure the growth of relevant, and appropriately scaled retail at Vaux.
