Sunniside is the only part of the City Centre that currently offers immediate potential for significantly increasing City Centre living opportunities. New homes currently being developed will be desirable, centrally located, and offer excellent choice. Apartments on upper floors and in time, townhouses and lofts will cater for different households. The scope for residential development has recently been increased due to the demand for the area and it is anticipated that Sunniside will accommodate 930 new homes.

There are ‘living over the shop’ opportunities within Fawcett Street, residential potential on upper floors along High Street West. We actively encourage the re-use of wasted space on upper floors since this represents a wasted opportunity. Within the historic core there are buildings that lend themselves to residential conversion and there are also ‘new-build’ opportunities within the eastern and southern parts of Sunniside, which could rise to 4-5 stories with scope for contemporary approaches.

We encourage mixed-use proposals within Sunniside whereby the ground floors of properties have an ‘active’ commercial use to contribute to the improving the vibrancy and life of the area, while the upper floors can be residential accommodation.
