Former Grove Cranes

The site, comprising 35 hectares (87 acres), presents an exciting riverside redevelopment opportunity adjacent to the new Metro extension. In partnership with the site owners, O&H Properties, Sunderland arc is promoting the change of use for the site and to secure a comprehensive housing-led mixed use scheme.

Proposals will be driven by housing, with substantial business space and a possible new primary school, community facilities and an element of neighbourhood shopping. Timescales for delivery will be driven by housing market conditions.

University of Sunderland

The University of Sunderland is acknowledged as being one of the major drivers of the economic wellbeing of the area. Sunderland arc will work in close partnership with the University to optimise its contribution to the success of the wider vision.

One of the areas to be reviewed will be the rationalisation of the Universityís accommodation throughout the city, in order to free up land within its boundaries and enable the redevelopment of key opportunity sites.

A further area for review will be the mechanism to incorporate the University in Sunderland arc led initiatives. Initially, the main prospect is the redevelopment at Stadium Village where the University will be a key participant in the emerging proposals for a ëSports Villageí. A secondary advantage of this kind of initiative will be the ability to unlock potential development sites released by the University in relocating its facilities into Sunderland arc led projects and consolidating its estate.

In May 2008 the University announced plans for a £75m improvements scheme at its City Campus, including an £11m sports and recreation building. This will complement the £60m upgrade at its St. Peterís campus.

Deptford Industrial Area

Deptford is a highly visible and prominent industrial area extending to some 45 hectares. It forms a main western gateway into the nearby city centre and relates closely to the SSTC.

Through this latter project, Sunderland arc would initially look to provide significant environment and infrastructure improvements to facilitate comprehensive redevelopment.

Pallion

The shipyard site sits between the former Grove Cranes site to the west and the Queen Alexandra Bridge to the east, extending to 17 hectares along the southern bank of the River Wear close to the new metro station. The site provides a major opportunity for redevelopment, but it would be difficult to sustain this without the proposed new strategic bridge to the successful Enterprise Park on the north bank and A19, and improved site access via the Grove site.

Sunderland arc views this as a potential extension of the adjoining Grove Cranes site and would look to consider the need for public sector support in light of the changing market conditions brought about by the development of adjacent sites and infrastructure provision, subject of course to the necessary changes to the statutory planning framework.

In spring 2008 Pallion Engineering Ltd secured planning permission for 14,000m≤ of commercial offices, with ancillary cafÈ/bar/restaurant and residential use with associated access, car parking and landscaping.

The Pallion industrial area lies immediately south of the former Grove Cranes site. It totals 33 hectares and comprises a mix of industrial occupiers.

Principally managed by Buildings for Business there is limited need for Sunderland arc to become involved in any proactive regeneration intervention.
